Current Market Month in Review December 2011

 There were 29 single family homes reported sold in the Sullivan County MLS. The average price was $210,000. For more details on the sold listings, visit my blog where I list them weekly. Over the past few months it seems we have leveled off a bit, and inventory and prices have remained steady.

102 single family homes were reported as expiring off the MLS. Some may have been relisted with another agent or agency which will reflect in the new listing numbers.

There were 92 new listings put on the MLS in December. It is quite common for the inventory to drop throughout the winter months, normally bottoming out at the end of January. However we will see a surge once the warm weather returns.

There were 12 listings moved into the “contract signed” or “pending” section of the MLS.

 So what does this mean to our market? I think obviously oversupply continues to drive an already saturated buyer’s market. With these kind of numbers, a listed home in Sullivan County has less than a one in four shot of selling. Over pricings still seems to be the big problem with some real head shakers out there, but even the moderately priced homes seemed to be getting passed over. Just to get some interest and some showings, you almost have to get the number into that “wow that is cheap” zone. And even then an offer is not guaranteed. There is simply too much to choose from, and the uncertainty in the economy makes even those interested, hesitate a bit. As we wind our way into winter here in Sullivan County, inventory seasonally adjusts. Sellers are less likely to put their home on the market this time of year. However I am still seeing interest--mostly buyers hoping to snatch up a deal at the end of the summer.

So we are at the start of the New Year. 2012—the apocalypse year. Its funny to me that people believe that the Mayan civilization would be able to predict the end of the world, however the use of the wheel somehow eluded them. I guess we will see though.
